Got conned over $60 k in kasarani. His bro bought land for him without proper tittle research. He built 3 floors but the real owner sue and won to get the land back. It was a drunken tiff; yes kenya real estate is full of scammers. You have to do your own research. Go there - spend time with locals - or hire a local guy - to get you full report of the place. What I normally do - I dump the car - walk around - go to local bars - chat local people - and they will tell you the real story of every piece of land - if owner is abroad or dead or - or it's gov land. Any suspicion run run for dear life. Don't bother with land search - do CID like investigation on the land.

The trick I learnt from my dad - befriend watchmen - they know pretty much about everything - give them small present - and they will give you an information overload - because they basically get asked for xyz - and end up being so knowledgeable.

Due diligence is not rushing to land ministry - someone could have been paid - to falsify information - and you're being led to kraal - go do land search etc.

Just assume the land has no title - like in middle of turkana or maasai - but everyone knows who owns what - through word of mouth.

If you want to buy land in area xyx - spend a week there - in bars - and markets - find out everything about the area from anyone. Conmen are well known. It unlikely you'll be first victim.

If you cannot - hire  an investigator.

Njamba this are the kind of societal rot and decay that unfortunately kikuyus bring to the world. People think kikuyus begun these in modern Kenya but it has always been a trait of kikuyu since pre colonial times, treacherous, cunning and unrelenting people. Unfortunately other kabilas slowly will be sucked into these tabias.

I am sure you do a whole tonne of PI before you buy shares. I see guys reading books - almost doing a CFA - to invest - from understanding a company fundamentals - to their financials. That is a lot of information. To invest in say Tesla - you have to become an expert in all things car, electricals, batteries - and then also a financial wiz. Investment firms do it as 365 job and still barely beat the market - 10% - and in kenya - cannot beat real estate.

Land investigation takes you maybe a week.
