Mukuru kwa Njenga will soon be out of Cornell Univ radar
« on: December 15, 2024, 01:10:36 PM »
Cornell is obsessed with teaching students about the slums of 'Africa,' but they are inherently obsessed with Mukuru. Now that Mukuru kwa Njenga's affordable housing has changed the landscape, they will likely shift to Kibera and other places until things change.
Mukuru before!

Mukuru after! 124,000 housing units to move about 496,000 of 650,000 slum dwellers to decent apartments by April-May 2025.

Kibra, too, will soon move thousands of people from slums to fine real estate! The President is committed to moving 100% of Kibera slum dwellers to nice apartments similar to those you can find in NY, LA, and London for about $50-85 a month. An ambitious plan that all Kenyans should celebrate. Kenya has a massive shortage of livable houses that the traditional private market cannot meet due to costs. The government's effort will also help those in the private setting by lowering housing costs down the road when all the almost a million+ housing units in the pipeline are completed.
Kibera before
Kibra soon

Shauri Moyo from rags to fine real estate soon!

Where do you find such apartments in NYC and London? Just send a photo.

Btw, there are rules in Kenya when building such structures with more than 5 floors there has to be a lift. Has that requirement been met here?

That is how most folks in NYC borroughs live. 5-20 flour apartments. If everyone had a small house, it would be chaos just like Mukuru.

Decent apartments for middle-class NYC. And yes, not just in NYC but in major US cities. Going forward and into the future, apartments will be skycrappers as populations expand, especially in major cities.

Social housing called Govt projects for those at the bottom, just like what we see in Bomayangu. One investor is even a New Yorker doing copycats of his NYC projects

Wariah have transformed Eastleigh without much hullabaloo sijui levies. Sijui Singapore sijui US while we cannot collect garbage.

No wariahs alone, Ruto owns about 11 tall buildings that make Estleigh's skyline.

Awesome. Almost 5000 people moved out of deadly slums to a better environment in phase 1. Now that they are building a nursery, primary and secondary schools, and markets with the same standards, the lives of the poorest Kenyans will transform. Indeed, this is a bottom-up approach. I think once all the 150K+ Housing projects are complete, it will be the single most life-changing accomplishment ever done by the Government of Kenya since 1963. If the needs of the least advantaged members of society are not being addressed, then the accomplishment means little. Kudos to the President. If he gets 10 years, Kenya will be on another level!

The first floors ought to have been made into shops/stalls sort of as has been working with the kawaida estates/towns. Even maybe shops after 3- 5 floors.

Bars are ones which should be in commercial/ markets.

The public works should move away from these computer based designs and use even psychologists.

These were three quarter way built by Uhuru who did it without overtaxing Kenyans. Ruto painted them and now with paid actors launching and claiming credit, typical Kasongo. In a country without reliable power, garbage collection, sewage, water etc these places will soon be huge highrise slums not unless we remove this incompetent idiots all the way from MCA, Governor to president.

You are asking too much from our simplitic minded countrymen. Notice there not even any playgrounds for kids. These are concrete jungles.

The planners should have taken examples from the Eastlands estates built in the 50's by the mzungu. Shopping centres, social halls, playgrounds, schools, parks and enough green space. Estates like Ofafa Jericho, jerusalem, Maringo were built with a vision in mind. These current structures are built with the idea of Kasongo making a killing in mind.

The last estate in Nairobi that was built with vision was Buru Buru before Kales in Moi's days set in and started grabbing all spaces that were set aside extra for recreational activities.

The first floors ought to have been made into shops/stalls sort of as has been working with the kawaida estates/towns. Even maybe shops after 3- 5 floors.

It requires enormous effort, wickedness, and energy to hate one William Samoei Ruto. People who harbor hatred towards him inevitably wither and gradually become significant losers over time. On the other hand, his spirit, resiliency, and prosperity continue to blossom mightily. Love him dearly and wish him great health to continue touching the lives of invincible Kenyan at the bottom.

It takes a lot of wickedness, evilness, heartlessness to steal the dreams of millions, jail opponents, Kill GenZ, sell the country to proxies and Indians, abduct and kill kids etc Kenyans wanting to remove him from power is not hatred, it’s patriotic.

Looks the sanitation solution eureka moment.  Good to see Ruto devoting more of his time on these projects.

They are putting up the shops.

Looks the maths are mathing. Triple quoted prices at the end of 30 year repayment periods. Means these units can be really affordable but ngavament officials weirdly think Kenyans even those living in slums are hiding money!

Quote
KShs. 1.4M divide by 28 m² = 50,000/- per m²... Is that affordable? That sounds like premium price. The person who can afford to pay 50K per m² will need more space, features, amenities etc. It begs the question, who is this for? Plus, the 1.4M is if you're paying cash, if you're financing, the final tab after 15 years is going to easily come close to 2.5 to 3M, which brings it close to 75 to 100K per m²! Waaah!

Still way peanuts compared to the market rate that people pay per night in hotels, Airb & B, homes/mortgages, and high-end apartments with security, gas, running water, and electricity. Kenya needs about 5 million of these types of homes to drive down killer prices of rent/hotels/airbb, mortgages across the board. In nice areas of Nairobi, you will be lucky to get something of substance under 200K a month rent. Under 100K and you are already in the ghetto mingling with red-eyed people with funny clothes!
