Spent the last 3 days hunting for cheap land...found areas where where 1 acre deep past lukeya cost 0.5M. There is definitely land for every amount...from kshs 1b per acre in nairobi city to kshs 150k deep in machakos.

You have to go there with local guide (i was taken round by school inspector of Lukenya division)..i doubt you can get sites...where i found many past kinanie..then some places nduvoini...then another place where Mary wamboi kibaki and Iteere have 40-100 acres. Basically the land were ranches owned by cookie parents..wakamba. Each share was about 40 acres. They've been sub-divided...so you can buy 3 or 10 or 15 or 40 acres. It's about 40-50Kms from Nairobi. There is Luo who i found stay deep in there....alone. I think cookie sold their 40 acres shares and paid off his mortgage in states. But if you can get say 5 acres...drill water...you can have nice nyaluga just 50kms from Nairobi. Electricity is patchy but roads are being marked.....

The is also the SOLAI land in Nakuru. Its Located along Nakuru -Solai road, next to the Nakuru water treatment plant. It is about 3km from the junction to Nyahururu and 1.3km from junction to GDC Menengai. Similarly, it is 15km from Nakuru town from Hotel Kunste. Those who know of the area, will have no trouble appreciating the value of this investment.
The plots are half (1/2) of an acre in size with introductory price of sh. 576,000.

does the rest of ukambani land have titles ..I have heard that it is only the lukenya block that is titled

No idea. I know the areas i visited had titledeeds. I cannot imagine other parts haven't been adjudicated this late.
