Yes most of them are owned by proxies
Since Moi time to now - wakina Ruto/etc own quarries.
Close to where I am -  Kimani Ichungwa has started is - still some months to run - I bet he is targetting roads in Kiambu.
Mine - I totally dont want to deal with any GOK or county - just small small people coming to buy ballast, dust, etc
I dont have any LOAN - never really have had them
So mimi I invest in real estate - and such real business - using my savings.

Pressure ni nyinyi.

No wonder Anne Waiguru's hairstylist, Josephine Kabura joined that quarry business with the NYS loot. :D

Fake story

Having spent many years in construction,Ballast and machine cut quarries in Kajiado and machakos China wuyi, Kays, aristo, mugoya, suraya, blue stone, rajani start production at 4AM in the morning. Some produce overnight because it's a Volume business.

In the ballast and stone production business, the driver loader operator and other labourers are paid on a daily basis between 1000-2000 per day,No work No pay...These people work hand in hand with brokers and tipper drivers.Although they drink changaa/Makali..they are very effective.no work no pay, they don't mess up.very disciplined chaps.

I don't see how someone who used to earn 1MN salary per month would venture in stone production business at 40 years. It just proves low IQ.very stressful unless you are doing money laundering.

Land leasing cost 5MN plus,Machine 5MN plus (chinese crusher 5MN or European crusher 10MN) licensing and other production related costs (pickup welding machine store power installation) another 5MN,It means the start up cost are over 15MN.

I haven't factored the wheel loader for loading or clearing another 5MN and excavator which would cost 5MN+..but if it's a small start up you would hire them and pay the owner 1000 bob per every tipper loaded.

To make matters worse, the cost of soil excavation before you hit main rock.

Such a business requires investment from stolen GOK taxes not hard earned money.

1) Precisely,If you are a governor, the first business you own is a quarry. You buy and quarry and related machines which enables you to supply the county projects with hard-core ballast and murram. Its the same thing with ministry of roads and public works, you get a kickback and supply ministry contractors with cranes excavators and aggregate crusher in heavy intensive projects. So if you go to most quarries nowadays you will see Chinese or Indian producers and you know who is hiding behind them.Incase you steal money from SGR or JKIA or Expressway Project,You will need a quarry to supply the project with ballast and use the rest of the ballast to build a high rise building in westlands.

Quarry CAPEX.
Land 5-10MN
European ballast maker/stone cutter-10MN+ Avoid Chinese.
Excavator + Wheel loader-10MN
Licenses NEMA etc-2MN+
Godown/Pickup/Electricity/Generator/Welding machine-5MN +

Actually we are talking between 20-40MN.

The quarry business requires a good pickup for sourcing diesel with mitungi, then these production machin3s run on hydraulics,so you will spend so much time in industrial area looking for hydraulics lines or repairing pumps and a standby welding team for frequent servicing.

Another factor is being there fulltime, kidogo kidogo two or three lorries of ballast or kokoto have been stolen or the operator has stolen siphoned diesel,

The stress involved requires either stolen or inherited money,If not the two a very dumb person who thought he would make millions.i have seen people die of heart attacks from these business or become completely poor. Its like matatu business.

AVOID.

Lets do the math's.

Investment-30MN.

(1) If its machine cut stones-Profit per stone KES 3X5000 stones salesPD=15000 x 5Days a week (20days a Month)=300,000KES-Few expenses=200KES Monthly.

(2) If its Ballast-profit KES 200 per tonne x 150 Tonnes sales per day=That means 30K per day X 20days a month, It means 600K per month less expenses of lets say 150K due to small miscellaneous expenseses.Ballast production is very expensive to run compared to stone cutter. You are left with 450K monthly.

(3) In the unlikely scenario the HYDRAULIC PUMPS or MOTORS fails, engine knocks, you are talking of about 500-1MN needed instantly

(4) In both investments, You need alot of volume to break even, that means you need acres of land have enough stone supply for making ballast or cutting stones and we very well know land is very expensive in athiriver kajiado area. So by the time you finish exploiting the leased land, the return on investment is not yet recouped.

Even if its not a bank loan, the pressure involved in that gig is too much.

Nobody can risk his savings on such, you sound FAKE.I highly doubt you.
I didn't lease land...land has so many stones n all exposed by soil erosion. Land huko cost 300k per acre believe it. I pay Maasai 130 per tonne..tipper Ni kitu 2000. I intend to move to my own land in next phase. Now learning the game.  This is not my main investment..I invested over years in rental units in Nairobi that take cares of my family needs. Hii Ni project yangu n my new wife

1) Where exactly is the land costing 300K per acre?

You know some of it.
Mine is ballast/kokoto - not machine cut stones.
Yes it capital intensive - but once we figure out the market - it will bring money.
My friend my early pensions was something - unjpsf dont pay small money donge.
I already owned a tipper and two trucks - in my failed transport business.
I bought chinese crushing line - so far so good.
Yes, it very involving job.

Let see how far we go with this.

The last time you claimed to be in Europe earning 1MN per month. If you deduct income tax and social insurance plus rent, utilities and food, you are left with a net of about 300K monthly.Even if you worked there for 10 years,I would cap you to less than 50MN savings.

I think the transport business was a bit better, you were able to sell the trucks,as for mining selling the Chinese crusher or even recovering the cost of leasing the land is almost to impossible.

Your story doesn't add up.Infact for a Ballast business to make money, you need to get 18tonne 2523 Tata from Tata Kenya 0 mileage and supply kokoto everywhere from simple mjengo to rhombus alliance kings brokers etc etc.
